December sales remained light - only 69 sales in the MLS (+8 off market sales)
Home sales were the lowest recorded in 30 years of MLS history for South County Santa Barbara.
1011 total home and condo sales
41% of the sales were all cash.
Median Sales Price was essentially flat year over year.
Inventory remained a problem. We spent most of the year at two months+/- of inventory.
In October we were up to 173 single family homes for sale.
By the end of December we were down to 112. That's normal. Inventory drops off going into the Holidays and then picks back-up as we enter the
New Year.
Inventory has been increasing with the onset of 2024. Inventory is up 19% over the last two weeks.
